Great stay
Clean and simple hotel. We stayed here end of March 2025, pleasantly surprised with how nice the hotel was for the price of our stay. Check in was quick and easy, reception area was clean and inviting. Our room was easy to find. Room itself was nice, spacious and clean with the sofa bed already made up for us. Bathroom was clean with nice selection of toiletries available. Hotel is still branded as Holiday inn express but the sat nav took us straight to it. No food or drink service within the hotel but there is a KFC, McDonalds and a Starbucks right across the road. We also asked for extra pillows which were brought up to our room within 5 minutes of asking for them. Parking for the night was £5 but for the price of the overnight I wasn’t that bothered. Would definitely rebook if we’re back in the area again.

Check in only between 3pm and 8pm although person on desk all night? Arrived and got checked in no problem. Came back later and entered room. Window was broken in an open position, room was freezing. Returned to reception to ask for alternative. Room 2 allocated. Upon entering, room was freezing and popped card in for lights… no lights or heating! Security latch also broken! Returned to reception to ask for a third room. Fire alarm went off, allegedly from a non-functioning kitchen. Room 3 allocated. Sub standard! Please see pictures. Dirty marks on units, hairs in the bed, holes in linen! Not a restful sleep. Never again… and we had to pay for parking!!!

The first room was extremely hot because they had an oil radiator on full as the air con system was not working. I was dripping in sweat as a result. There was no means of opening a window and they provided a desktop fan that was not very good and very noisy.
I was then given another room. Unfortunately this room had dirty underwear in the shower room so I was given a third room.
The hairdryer in this room (now my 3rd!) went on fire when I went to use it, fortunately I did not get burned. There was then a lot of acrid black smoke from the plastic and surprisingly the smoke alarm did not go off.
They removed the hairdryer and provided another, but left all the tools in the room along with a can of air fresher. However they had not serviced the room.
The key pass did not work and every time I would try it, I would have to go back down to the service desk to get it reset. This was irritating and annoying given I had been tired each day.

Avoid at All Costs – This Place Should Be Shut Down!
We booked Belvilla Aberdeen Bridge of Don Sea View for a short weekend stay for work, expecting a decent hotel. What we got was an absolute nightmare.
My team arrived late in the evening after a long day setting up for an event, only to be greeted by a full-blown altercation between guests, with shouting about drug dealings happening in the hotel. People were threatening to call the police and demanding refunds because they felt unsafe staying there—this should have been our first warning sign.
When my team finally got their rooms, the hygiene was appalling. No soap, no shampoo, no toilet roll—just completely filthy. Loud music was blasting throughout the hotel, making it impossible to relax. To top it all off, the door locks were broken, making the rooms completely insecure. When we raised our concerns with the hotel, they did absolutely nothing.
Given the people staying there and the overall state of the place, it 100% looked like a drug den. It was not safe, and my team had no choice but to check out the next morning because the conditions were so awful. There was zero effort from staff to address any issues, which makes it clear that this place is beyond saving.
The listing stated it was an ex-Holiday Inn, which gave us the false impression that it might still be up to some kind of standard. That couldn’t be further from the truth. This place needs to be shut down immediately, removed from Booking.com, and quite frankly, investigated by the police.
If you value safety, cleanliness, or basic human decency, DO NOT STAY HERE.

The building is outdated.
The entry is not easy to find and less than welcoming.
Staff on the desk did minimal to check me in. No one on the desk at check out.
The room had an unusual smell.
The heating didn't work although there was a heater to use.
The room didn't appear that clean with greasy marks on the bedside table and ring marks on the desk.
The glasses and mugs were not clean.
The bathroom floor had dirty foot prints before I entered, the bin lid was broken, there were no toiletries in the wall mounted dispensers, there was half a toilet roll and no spare.
The security catch on the room door had been removed.
I travel a lot for business and have booked into some less than ideal properties but this ranks among the worst.
